Our 55+ Active Adult community is designed for independent adults who value comfort, connection, and a low-maintenance lifestyle. Below, you’ll find helpful answers to common questions about daily life, apartment features, amenities, and what to expect when living here -so you can feel confident exploring whether this community is the right fit for your next chapter. 

Community Eligibility & Leasing

Yes. Our community is designed specifically for active adults. Each apartment home must include at least one resident who is 55 or older at move-in (or during the initial lease term), and that requirement continues throughout the lease and any renewals.

There is a $50 application fee per applicant. A separate payment for the security deposit is also required. Once we receive your application, we’ll send you a convenient online link so both payments can be completed easily. 

Combined household income should be at least 1.5 times the monthly rent

Yes, short-term lease options are available. Please contact the leasing office for current availability and details. 

Parking & Building Access

Each apartment home includes one assigned parking space at no additional charge. Each space is covered with an assigned number. If you have additional vehicles, they may park in uncovered, unassigned spaces on a first-come, first-served basis. 

Guests and delivery services can dial your assigned access code at the gate. You can then press 9 to grant them entry. 

Fees & Monthly Expenses

Electricity: You may choose the electric provider of your choice and set up service in your name.

Water & Sewer: Residents pay water and sewer directly to the City of Krum. Charges are based on a city-mandated base rate plus monthly usage. Residents age 65 and older receive a senior discount on water and sewer services.

Trash: Valet trash service is provided for your convenience, with pickups three times per week (Monday, Wednesday, and Friday). This service is $25 per month, and bags are provided.

Pest Control: Professional pest control services are provided for a monthly fee of $6 per apartment.

Apartment Features & Layout

Our apartment homes are unfurnished so you can truly make the space your own. If you’d like recommendations for furnishing or décor, our team is always happy to help. 

Yes! Every apartment home includes a full-sized washer and dryer for your convenience. To help ensure consistency, safety, and ease of maintenance for everyone, we are unable to accommodate resident-provided wash & dryers at this time.

Grab bars are not standard in the units, but accommodations can be made upon request at the resident’s expense. Please let our team know if this is something you would like to explore!

Yes. All second-floor apartment homes are accessible by elevator. 

The apartment will be furnished with a range, dishwasher, refrigerator, microwave, washer, and dryer. These appliances will not be removed from the unit.

Outdoor Spaces & Community Guidelines

For safety and accessibility, furniture is not permitted outside the front door unless written approval is provided by management. However, you are welcome to enjoy patio furniture on your patio or balcony. 

There is no onsite security team. For any safety concerns or emergencies, residents should contact the City of Krum Police Department directly. 

Guests, Visitors & Pets

Absolutely! We encourage time with family and friends. If a guest plans to stay longer than three consecutive days (up to a maximum of seven days), please notify the office. Guests must be accompanied by the resident when using community amenities. 

Residents may bring up to two guests at a time when enjoying community amenities. 

Guests are not permitted to bring pets onto the property. All animals on the premises must be approved by management. 

Amenities & Social Spaces

The pool is open for all residents to enjoy, but it cannot be reserved or closed for private events.

While hours are subject to change, the pool is currently open Tuesday through Sunday from 10:00 AM to 10:00 PM

Yes! Residents may rent the clubhouse for private use. Please stop by or contact the office for details and availability. 

Maintenance, Payments & Resident Services

Yes. Rent payments are made online through our resident portal. We offer several payment options, including ACH, debit card, and credit card, for added convenience. 

Maintenance requests can be submitted easily through the resident portal. You’re also welcome to stop by the office if you prefer assistance in person. 

Yes! We know convenience matters. Residents can enjoy grocery delivery from Walmart, Kroger, or Instacart straight to their door. Additionally, several grocery stores—including Walmart, Albertsons, Kroger, WinCo, ALDI, and Natural Grocers—are located just 10–15 minutes away.
